The most resilient real-estate niche in Kenya — driven by an academic calendar, not the economy.
Parents pay a full semester (or year) up-front at admission. Cashflow is locked in before tenants move in.
Public universities admit more students every year than there are on-campus beds. Off-campus housing fills fast.
KU, JKUAT and Moi together host over 100,000 students. We only build where demand far outstrips supply.
Every project is secured against the underlying real estate. You own a share of a real, income-producing building.
Kenyans building wealth — one bedspace at a time.
“I started with KSh 10,000 in the KU hostel last year. Two M-Pesa payouts have hit my phone on the exact day promised. Easier than my SACCO.”
“PrimeDwell let me own a piece of a real student tower without needing millions. The dashboard shows every dividend, every cycle. Total transparency.”
“My daughter studies at JKUAT — investing in her university's housing felt right. 15% returns paid quarterly to my M-Pesa.”
“The STK push flow is the best part. Three taps and I had added KSh 25,000 to my Moi University holding. No bank visits, no paperwork.”
“I now hold units in three projects across all three universities. Reinvesting every quarterly payout. Compounding really does work.”
“I'm a teacher in Eldoret. KSh 5,000 minimum on the Moi Town residence meant I could actually start. Already on payout #2.”
A platform that lets Kenyans co-invest in purpose-built student housing near major universities (KU, JKUAT, Moi). Investors earn fixed dividends from rental income, paid out through M-Pesa.
The minimum varies by project but starts as low as KSh 5,000 on most of our projects. Bigger projects (like JKUAT Juja Heights) start at KSh 10,000.
Dividends are sent directly to the M-Pesa number registered on your account on the scheduled payout date — quarterly for most projects.
PrimeDwell offers fixed-dividend contracts. Returns are backed by pre-paid student rentals plus a project reserve fund. As with any investment, performance can vary — read each project's prospectus before investing.
We only fund projects that already have signed letting agreements with university bursaries or proven operators on track records above 90% occupancy. A reserve fund covers any short-term shortfall to keep dividends on schedule.
Yes — units can be listed on our secondary market after a 12-month holding period, subject to a 1% transfer fee.
