What is PrimeDwell?

A platform that lets Kenyans co-invest in purpose-built student housing near major universities (KU, JKUAT, Moi). Investors earn fixed dividends from rental income, paid out through M-Pesa.

How much do I need to start?

The minimum varies by project but starts as low as KSh 5,000 on most of our projects. Bigger projects (like JKUAT Juja Heights) start at KSh 10,000.

How are dividends paid?

Dividends are sent directly to the M-Pesa number registered on your account on the scheduled payout date — quarterly for most projects.

Are the returns guaranteed?

PrimeDwell offers fixed-dividend contracts. Returns are backed by pre-paid student rentals plus a project reserve fund. As with any investment, performance can vary — read each project's prospectus before investing.

What if a project doesn't fill up?

We only fund projects that already have signed letting agreements with university bursaries or proven operators on track records above 90% occupancy. A reserve fund covers any short-term shortfall to keep dividends on schedule.

Can I exit early?

Yes — units can be listed on our secondary market after a 12-month holding period, subject to a 1% transfer fee.
